Belvedere waterfront estate of the kind Kevin Green finances

Quick answer: I am Kevin Green, a licensed California real estate broker since 1998 (CA DRE Broker #01241542, NMLS #1130752). I arrange business-purpose private money on trophy property in Belvedere, Tiburon, Ross, Kentfield and Mill Valley — $1,000,000 to $50,000,000+ on California property, typically up to 65% loan-to-value, higher case by case. Underwriting is based on the asset, the equity position and the exit rather than on income documentation. Pre-approval is typically 12 to 24 hours. Funding is typically 7 to 21 days. Both of my license records are public, and I would rather you check them than take my word for it.

Financing a Belvedere or Tiburon estate?

I arrange business-purpose private money from $1M to $50M+ on Marin trophy property, underwritten on the asset and the exit rather than income documentation. Pre-approval is typically 12 to 24 hours.

The market, in numbers — and why there are two sets of them

Marin's ten most expensive home sales of 2025, as compiled from the multiple listing service, ran from $15,700,000 down to $11,500,000. Together they came to $132,217,000, with a median of $13,000,000. Tiburon took three of the ten, Belvedere and Kentfield two each.

That is not what actually happened at the top of the market.

The largest Marin sale of 2025 was $43,500,000, at 440 Golden Gate Avenue in Belvedere, on 28 August. It was one of four houses that changed hands together in a single $73,000,000 package that was never listed — three adjoining properties at the end of Golden Gate Avenue and a fourth on Beach Road. A second one of them, 433 Golden Gate Avenue, closed at $14,620,000. Neither appears anywhere on that list of ten.

So the public record puts the top of the Marin market at $15.7 million. The real figure was nearly three times that.

The county's record sale is still $47,500,000, set in Belvedere in 2015 and unbeaten eleven years later. And right now there are two properties on Belvedere Island above thirty million: 46 Cliff Road, newly built this year, asking $32,000,000, and 20 Crest Road — 9,170 square feet, designed by William Wurster in 1967, across two parcels — being shopped at $50,000,000 off-market. The agent on that one put it plainly: buyers at this level like the idea of owning something that has not been exposed to the world.

Four markets, not one

Belvedere Island is barely a square mile, and it is where the top of the county trades. It is also where the least of that trading is visible. Three neighboring houses on one street changed hands in a single transaction in 2025 and the market found out afterward.

The Tiburon Peninsula — Diviso, Antonette, Vistazo East — produced three of the ten largest public sales of the year. Water on three sides, and a view across to the city that is the whole of the value on some parcels and none of it on others a hundred yards away.

Ross and Kentfield are the Ross Valley: inland, wooded, flat buildable lots on Palm Avenue and Rock Road, oaks and creek frontage instead of water. A different buyer entirely, and a different comparable set. The largest publicly recorded sale in the county last year was in Ross.

Stinson Beach and Seadrift are oceanfront on a sand spit behind a gate. Frontage, lagoon access and the gate itself are the asset. A $17,900,000 sale on Seadrift Road last year was the second largest in Marin.

How I establish value on a one-of-a-kind asset

This is the part I do myself, before I quote anything.

Marin makes the point better than I could. Two reputable lists of the same year's sales, both accurate, disagreeing by a factor of nearly three — because one can see the off-market trades and the other cannot. If the single largest transaction of the year does not appear in the record an appraiser pulls from, then the comparable set and the market are two different things, and the work is knowing the difference.

So the valuation is built differently, and it is well-established practice.

Bracketing rather than matching. Instead of hunting for a twin that does not exist, you take transactions above and below the subject on the variable that actually drives value — water frontage, view corridor, parcel count, island versus peninsula — and frame the range from both sides.

A wider net, deliberately drawn. Geography widens to markets that share a buyer pool, because someone weighing Belvedere is weighing Tiburon the same week. The lookback window widens past the usual recent-sales period, because twelve months in a market this small is not a data set.

Functional equivalency over cosmetic similarity. Two houses that photograph alike can be unrelated assets. Two that look nothing alike can be direct substitutes for the same buyer. The question is what the property does, not what it resembles.

Cost as support. Land value plus replacement cost new, less depreciation, gives you a floor to reason from — with the understanding that a square mile of island in San Francisco Bay trades well above what it would cost to build on.

I have been reading California property this way since 1998. It is why I can give you a real answer on an estate in 12 to 24 hours.

How these deals get structured

At this size the property is almost always held in an entity, and that is how the file gets built — not something to be unwound before closing. Individual, LLC, partnership and trust ownership are all routine on a business-purpose loan, and I write into entity and trust title as a matter of course.

What gets underwritten is three things: what the asset is worth today, where the equity sits, and how the loan gets repaid. A sale, a construction takeout, a refinance into long-term debt, a 1031 — the exit is part of the underwrite from the first conversation, not a question at the end of it.

These are business-purpose transactions: investment-held and entity-held estates, spec and ground-up construction, and bridge financing against California property an investor already owns.

Where Marin sits on the California trophy map

Belvedere and Tiburon are one chapter of a longer book. I arrange financing on trophy property up and down the state, and the pattern repeats in every one of these markets: a small number of extraordinary assets, thin trading, and owners who need an answer measured in days.

What happens when you call

It goes straight to me. There is no intake team, no queue, and no analyst writing a summary for somebody else to read.

Tell me what the property is, what you owe on it, how title is held and what you need. I will tell you on that call whether it is something I can structure and roughly where it lands. Pricing is quoted per transaction, because the asset, the term and the exit differ on every one of these.

If I can do it, you will know in 12 to 24 hours.

Questions that come up

Do you lend in Belvedere and Tiburon specifically? Yes. California is my primary market and Marin — Belvedere, Tiburon, Ross, Kentfield, Mill Valley, Sausalito and the Stinson Beach coast — is squarely in it.

How do you value an estate when the best comparable sales were never public? By bracketing the property against transactions above and below it on the variable that drives its value, widening geography to markets that share the same buyer pool, extending the lookback period, and using land value plus replacement cost as support. In a market where a large share of the trading happens privately, that work is most of the job.

Will you lend on a property held in an LLC or a family trust? Yes. Entity and trust title is the norm at this size and it is how the file gets built.

How large a loan can you arrange? $1,000,000 to $50,000,000+ on California property, typically up to 65% loan-to-value, higher case by case.

How fast can this close? Pre-approval is typically 12 to 24 hours and funding typically takes 7 to 21 days.

Do you lend on construction and vacant land, or only on completed homes? Both. Ground-up construction, entitlements and land are regular business.

Off-market is the usual case here

When the best comparables never hit the public record, the valuation work is mine to do before I quote. Tell me the property and how title is held, and I'll tell you where it lands.
